Providence Las Vegas Homes For Sale - May 2016

The Providence master plan has 69 homes for sale today.  Up slightly from the 65 available last month.

Lowest price is now $189,999 for a 3 bed, 3 bath, 1943 sf home in Saratoga Highlands.  This one is a short sale.  Eight of the current listings are short sales.  There are no foreclosures listed in Providence at the moment.

We have 99 Providence homes in escrow at the moment.  Up from 83 last month and 77 the month before.  19 of the homes in escrow are short sales. 

What SOLD in Providence in April 2016?

We sold 44 homes in April.  Down from 49 in March but still up over the monthly average of 40.  

The average closing price for April jumped to $253,659.  That's quite a jump from $237,267 in March.  It was partially due to two homes that sold for more than $400K.  The median price of a home in Providence was $225K.  That's still higher than the Las Vegas valley's median of $220K.  

Providence Las Vegas Homes For SaleThe most expensive home sold was 7380 Marbury St. in Madison Grove.  The 3807 sf home was listed for $450K.  It sold for $444K after 77 days on the market.  

Least expensive home sold was 10714 Azure Ocean in Manchester Park.  This 1801 sf home was listed for $205K and sold for $195K after 275 days on the market.  Original list price was $218K.

How's the Market?

The average days on the market last month was 42 days.  The home that was on the market the longest was 10714 Azure Ridge.  It lingered 275 days before accepting an offer.  

SOLD in 30 Days or Less - 64% of the homes that sold in April went into contract in 60 days or less.  This is up from 57% in March.  It's considerably higher than the rest of the Valley where 52% of the homes sold in 30 days or less.  The Providence community continues to outperform the rest of Las Vegas.

Providence Las Vegas Homes For Sale - April 2016

The community of Providence has 65 homes for sale today. This is a drop from 78 last month. It doesn’t include new construction homes that are available in several communities.

Lowest price is still the 1755 sf short sale listed for $180K in Madison Colony. Nine of the current listings are short sales. There is one foreclosure currently listed. It’s 10345 Walworth Av. The 2661 sf home is listed for $279K. It started with a list price of $315K over a year ago.

We have 83 Providence homes in escrow. Up from 78 last month. 19 of the homes in contract are short sales and none of them are foreclosures.  The remaining homes are traditional sales and should be closing escrow in 30-60 days.

What SOLD in Providence in March 2016?

Providence Las Vegas Homes For SaleThe Providence masterplan sold 49 homes in March. This only includes the homes listed in the MLS. Most new construction homes don’t get entered in the MLS. This is a nice jump from the 26 that closed in February. The community has averaged 40.5 homes sold monthly over the past year. The jump to 49 hint that Providence will have a busy Spring/Summer.

The average closing price for March was $237,267 and the median price was $229,000. The median price is slightly higher than the $220,000 for all Las Vegas.

Most expensive home sold was 10224 Duchess of York in Westminster. Listed at $470K, it closed at $458K or $104/sf.

Least expensive home sold was 10809 Cape Shore in Manchester Park. This one was a foreclosure. Listed at $178K it sold for $168K or $110/sf.

How's The Market?

The average days on market for the homes that sold last month was 40.9 days. This is quicker than last month’s average of 48.6 days. The home that took the longest to close was 10334 N Parkview Mountain. It was a traditional sale. Listed at $298K, it sold for $297K. It was on the market 238 days before selling.

SOLD in 30 days or less - 57% of the homes sold last month went into contract in 30 days or less. 49% of the homes in all of Las Vegas and Henderson sold in 30 days or less. The higher median and the rate homes are selling in Providence are signs that it's a popular area for home buyers.

Providence Homes For Sale - March 2016

Buyers who want to call Providence home have 78 listings to choose from today. This doesn't include new construction homes. Current prices start at $180K for a 1755 sf short sale in Madison Colony. Fourteen of the current listings are short sales. There are no foreclosures in the current listings.

Highest list price is $526K for a 4392 sf home in Westminster. 79 homes in Providence are in escrow. 15 of the homes that are in contract are short sales and 6 are foreclosures. 58 of the homes in contract are traditional sales. Most of the traditional sales and foreclosures should be closing within 30-60 days. With the short sales it's anyone's guess.

What SOLD in February 2016?

 

26 homes in Providence sold in February. Over the past year, the community has averaged 40.2 closings per month. February was slower than average. We expect the number of homes sold per month to increase as we get into Spring.

The average closing price of the 26 homes sold last month was $237,128. The median was $231,161. The median price for all homes sold in Las Vegas was $220,350 last month.

Days On Market - The average time on the market for the homes that sold in February was 48.6 days. The longest time spent on the market for last month's closings was 140 days. It was for a foreclosed home. 10751 Broxden Junction in Cambridge was originally listed for $249,900. The price was gradually reduced to $189,900 before it went into contract. It closed for $192K on 2/25/16.

Sold in 30 days or less - 46% of the homes that sold in February were on the market 30 days or less. 65% of the homes sold were in contract in 60 days or less. The home that sold quickest was 10728 Mystic Shore Av in Manchester Park. It was listed at $199,900. Multiple offers were received and it went into contract in one day. It closed for $211K on 2/28/16.

The least expensive home that sold in the Providence master plan last month was in Arbor Ridge. 10347 Scotch Elm was listed at $187,500 it sold for $184,500 on 2/18/16.

The most expensive Providence home sold in February was 10438 Grotto Mountain. It's in the gated Andover at Northern Terrace community. Listed for $295K and it sold for $295K.

Financing - Only 2 (8%) of the homes that sold last month were purchased with cash. Conventional loans were used with 31% of the homes sold. FHA and VA loans were used for 61%. That's compared to 31% cash, 35% Conventional and 32% FHA/VA in the entire Las Vegas market.
